Position Overview

The Chief Portfolio \& Fund Management Officer will work directly with the CEO and senior leadership team to oversee portfolio strategy, fund management, treasury operations, investor reporting, capital allocation, asset optimization, and the future growth of the company's REIT and permanent capital initiatives.

This executive will serve as the bridge between acquisitions, asset management, capital markets, investor reporting, treasury, and long-term portfolio strategy. The successful candidate will play a critical role in helping determine which assets we acquire, retain, refinance, contribute to a future REIT platform, or sell to recycle capital into higher-return opportunities.

This role is designed for a strategic thinker who enjoys both high-level decision making and hands-on execution. It is not a role for someone who only wants to manage an existing department. It is a fit for someone who wants to help design, build, and scale a platform.

Key Responsibilities

Portfolio Strategy \& Capital Allocation

· Develop portfolio-wide hold, sell, refinance, redevelopment, and capital recycling recommendations.

· Evaluate portfolio concentration risk across asset classes, markets, business plans, tenants, debt maturities, and investment strategies.

· Develop capital allocation strategies designed to maximize long-term enterprise and investor value.

· Lead portfolio optimization initiatives across operating assets, development projects, debt investments, and future permanent capital vehicles.

· Monitor asset-level and portfolio-level performance metrics, including NOI, IRR, MOIC, cash yield, debt coverage, capital needs, and risk-adjusted return.

· Create long-range portfolio plans that identify which assets should remain core holdings and which should be harvested or repositioned.

REIT \& Permanent Capital Strategy

· Assist with the formation and long-term management of the company's future REIT platform.

· Develop recommendations regarding asset contributions, asset sequencing, portfolio composition, and long-term ownership strategy.

· Evaluate 721 exchange, UPREIT, TIC roll-up, and permanent capital strategies in coordination with legal, tax, and capital markets advisors.

· Create portfolio management policies and reporting standards for REIT-level decision making.

· Monitor REIT-level performance, liquidity needs, capital deployment, and asset recycling opportunities.

Fund Management

· Oversee private fund operations and administration across existing and future investment vehicles.

· Coordinate fund accounting, investor reporting, audit support, tax reporting, and compliance initiatives.

· Manage or supervise capital call, distribution, and waterfall processes.

· Implement institutional-grade fund governance standards while maintaining an entrepreneurial operating culture.

· Help evaluate and structure new fund vehicles, debt funds, growth funds, SPVs, and advisor-focused investment products.

Investor Reporting \& Communications

· Develop quarterly investor reporting packages for private investors, RIAs, and family offices partners.

· Support investor due diligence requests and create transparent reporting infrastructure.

· Build portfolio performance dashboards and reporting tools that provide clear visibility into asset and fund performance.

· Work with leadership to communicate portfolio strategy, performance, risks, and long-term value creation plans.

Treasury \& Capital Markets Operations

· Manage banking relationships, treasury functions, cash forecasting, and liquidity planning.

· Evaluate portfolio financing opportunities, credit facilities, refinancing strategies, and debt maturity schedules.

· Assist with capital structure optimization across funds, assets, operating companies, and future REIT vehicles.

· Help strengthen lender, advisor, and capital partner confidence through disciplined financial management and reporting.

Organizational Leadership \& Platform Building

· Build scalable systems, processes, and operating infrastructure to support growth.

· Support technology, automation, data management, and reporting initiatives across the platform.

· Establish KPIs, dashboards, internal controls, and performance measurement systems.

· Partner with leadership to create an institutional-quality platform without losing the speed and accountability of an entrepreneurial company.

· Provide hands-on leadership in a growing organization where team members are expected to solve problems, build systems, and wear multiple hats.

Ideal Candidate Profile

· 15\+ years of experience in real estate private equity, investment management, fund management, portfolio management, asset management, or institutional finance.

· Experience overseeing investment portfolios across multiple asset types, markets, capital structures, and business plans.

· Strong understanding of fund structures, investor reporting, treasury management, capital planning, and real estate portfolio decision making.

· Experience working directly with ownership groups, CEOs, investment committees, lenders, or family offices.

· Ability to evaluate assets from both financial and strategic perspectives, including hold/sell analysis, refinance options, redevelopment upside, liquidity needs, and long-term portfolio fit.

· Entrepreneurial mindset with a willingness to build rather than inherit systems and processes.

· Strong communication skills, financial discipline, and comfort operating in a company that is growing quickly and still building infrastructure.

Compensation \& Long-Term Wealth Creation

We are seeking an executive who is motivated by long-term platform building and value creation. While the compensation package is intended to be competitive, the most meaningful component of this opportunity is the ability to participate in the growth of the platform over time.

Base Salary $225,000 - $275,000

Annual Performance Bonus Performance-based bonus tied to platform, fund, portfolio, and operating milestones

Equity Participation Milestone-based equity participation opportunity, potentially 1% - 5% depending on role scope, performance, vesting, and platform growth

Long-Term Incentives Participation tied to fund growth, portfolio expansion, REIT / permanent capital initiatives, and enterprise value creation
