Description:

Zebra Projects, Inc. is offering a unique and exciting opportunity to qualified candidates who would like to join our growing firm in North America. We are hiring for an experienced Architectural Senior Project Manager with 15\+ years proven experience in Corporate Retail, Restaurant, and Airport Projects. The ideal candidate will possess the drive and ability to manage multiple projects from conceptual stages, up into construction documentation and through construction administration. This position requires strong knowledge of Building \+ Accessibility codes and an awareness of the nuances in these codes per locale. It will also be helpful for the Project Manager to possess international experience and be comfortable leading select projects outside of the U.S. in the Americas. The Project Manager will be client facing, act as the account manager for several global brands and lead the team that delivers these projects.

Key Responsibilities:

  • Serve as primary client-facing project manager and account lead for assigned global brands. Owning weekly client status calls, executive updates, and maintaining client satisfaction scores and repeat business performance.
  • Lead multiple nationwide projects from concept through construction documents, permitting, construction administration and close out.
  • Expectation for this role is to execute and provide oversight on multiple projects including management of staff, client relationships, and internal upper management communications.
  • Directly manage project teams, including work planning, task assignments, utilization tracking, and performance feedback.
  • Assist the Directors with program specific staffing plans, resource, time allocation, and fee/proposal support tied to revenue targets, ensuring billable utilization rates across assigned teams.
  • Develop and maintain detailed project schedules, drive milestones delivery, and implement recovery plans when needed.
  • Manage scope, own project financials, including tracking fee burn against percent complete weekly and maintaining profitability targets; change management, and documentation of client decisions.
  • Dexterity to prioritize and manage tasks against deadlines and other metrics.
  • Perform site surveys, feasibility studies, zoning and building code research and manage the preparation of site investigation reports.
  • Own technical leadership and QA/QC; drawing quality, detailing, constructability, interdisciplinary coordination, and standards compliance.
  • Direct building code, life-safety, and accessibility strategies, accounting for jurisdictional nuances across the U.S.
  • Execute prototype rollouts and site adaptations in close collaboration with Zebra Design Managers and brand standards teams.
  • Review incoming design criteria, work letters, client programs and ensure the final design complies with such so that it coordinates with the Landlord delivery condition.
  • Manage document submittals, plan review process, and coordinate with the Principal in Charge for document sealing.
  • Maintain document control and production standards across teams (templates, transmittals, versioning, BIM/CAD standards).
  • Coordinates the proper specification of building systems, assemblies, and materials in various geographic climates internally and with external vendors.
  • Lead and coordinate internal teams and external consultants (MEP/FP/Struct/Civil/Etc.), ensuring proactive alignment and accountability.
  • Able to effectively communicate with clients, contractors, and consultants; with response times within 24 hours on active issues.
  • Lead construction administration, RFIs, submittals, site observations, field reports, ASIs, punch lists, and closeout documentation.
  • Calm demeanor under pressure and sound judgment are key for this leadership role.
  • Identify and track risks (jurisdictional issues, landlord delays, utilities, long-lead items) and escalate early with options and impacts; before it affects schedule or cost.
  • Actively capture lessons learned and standard improvements across the rollout portfolio.
  • A Key Expectation for this role is to take on more responsibility and assist the Directors with their tasks, role and daily responsibility and communication.
  • Understanding fee and proposal creation is essential as well as a growth mind set for your team and client.
  • Facilitate the bridge between Directors and Job Captains.
  • This role requires minimal oversight from the Director and you are entrusted with the responsibility to carry out the work that is required, accurately.
  • Client satisfaction and relationship building are top priorities as well as risk management and conflict resolution.
  • Must be able to generate team growth opportunities that will benefit the client and our team.
  • Must be able to mentor and train younger staff.

Qualifications:

  • Bachelors or Master of Architecture degree
  • Architectural licensure preferred.
  • Minimum of 15\+ years of architectural experience, including at least 10 years leading teams, projects, and clients independently from design through construction.
  • Experience with managing fast paced project schedules and budgets for multiple projects running simultaneously
  • Experience working on high-volume programs and brands. Including nationwide rollout programs.
  • Experience managing multidisciplinary teams (internal \& external), including coordination across offices nationwide.
  • Advanced proficiency in Revit and AutoCAD, working knowledge of Adobe Creative Suite, Smartsheet (or equivalent PM tools).
  • Ability to travel domestically and internationally.
