Job Summary
The Chief Operating Officer (COO) will serve as the key operational leader for a growing residential modular home manufacturing company. Reporting directly to the CEO, the COO will oversee all day-to-day factory operations, supply chain, production, quality control, and on-site installation processes. This hands-on executive role requires deep experience in both
residential construction
and
manufacturing
(ideally modular, prefab, manufactured housing, or off-site construction).
The ideal candidate will drive operational excellence, scale production capacity, ensure high-quality modular homes that meet California building codes (including Title 24 energy standards, CALGreen, and local regulations), control costs, and deliver projects on time and within budget. This is a critical leadership position responsible for turning strategic vision into efficient, profitable execution in a fast-paced modular housing environment.
Key Responsibilities
- Lead all manufacturing and operational functions, including factory production, assembly lines, quality assurance, inventory management, and logistics for modular home components.
- Oversee the full end-to-end process: design coordination, material procurement, factory build, transportation, and on-site installation/assembly of residential modular homes.
- Develop and implement scalable operational systems, processes, and KPIs to increase production throughput, reduce cycle times, and improve efficiency in a modular factory setting.
- Manage P\&L responsibility for operations, working closely with the CFO to control costs, optimize margins, and improve profitability.
- Ensure full compliance with California building codes, Title 24 energy efficiency standards, CALGreen, seismic requirements, and all local San Diego County/City permitting and inspection processes.
- Build, mentor, and lead a high-performing team across design, production, engineering, supply chain, safety, and field installation.
- Drive continuous improvement initiatives, including lean manufacturing principles, automation opportunities, and quality control systems tailored to modular construction.
- Coordinate with sales, design, and development teams to align production capacity with customer demand and project pipelines.
- Manage vendor relationships, supply chain risks, and strategic sourcing of materials suited for modular residential construction.
- Champion safety programs, workplace culture, and employee development while maintaining a strong safety record in both factory and field environments.
- Support strategic growth initiatives, including factory expansion, new product lines (e.g., single-family modular homes, multi-family modules, construction tech R\&D), and geographic expansion.
- Provide regular operational reports, performance metrics, and recommendations to the CEO and executive team.
Qualifications and Requirements
- Experience
: 10–15\+ years of progressive leadership in residential construction and manufacturing, with significant hands-on experience in
manufactured, modular, prefabricated, or off-site home production
. Prior COO, VP of Operations, or Plant Manager experience in a factory environment is required.
- Proven success in construction, scaling manufacturing operations, improving efficiency, and delivering high-volume residential projects on time and on budget.
- Deep knowledge of residential construction methods, building codes, and California-specific regulations (Title 24, CALGreen, San Diego permitting processes).
- Strong background in lean manufacturing, process optimization, and quality systems (Six Sigma or similar experience a plus).
- Demonstrated P\&L management and financial acumen in a construction or manufacturing setting.
- Bachelor’s degree in Construction Management, Engineering, Operations, Business Administration, or a related field (MBA or advanced degree preferred).
- Excellent leadership, communication, and problem-solving skills with the ability to thrive in a dynamic, entrepreneurial environment.
Preferred Qualifications
- Direct experience with modular or factory-built residential homes (single-family, ADUs, or multifamily modules).
- Familiarity with California housing market, land development, and entitlement processes.
- Experience implementing technology solutions in manufacturing (ERP systems, production software, BIM integration).
- Track record of building high-performing teams and fostering a culture of safety, quality, and continuous improvement.
