Role Description

The Investments Analyst will support Berkeley Partners' Investments Team in evaluating, underwriting, and executing industrial real estate investment opportunities across acquisitions, development, joint venture, equity, and credit strategies. This role will assist with financial modeling, market research, due diligence, portfolio analysis, and investment reporting to support transaction execution and investment decision-making. The ideal candidate is intellectually curious, highly analytical, and eager to build a career in real estate investing and capital markets.

The role will be based in either the San Francisco/Oakland area or Los Angeles.

Essential Duties and Responsibilities

Investment Underwriting \& Analysis

  • Assist in underwriting and evaluating prospective investment opportunities across equity and credit strategies.
  • Build and maintain financial models, including acquisition, development, financing, and direct lending analyses.
  • Perform discounted cash flow, comparable sales, cap rate, and return analyses.
  • Conduct sensitivity analyses and scenario modeling to evaluate investment risks and opportunities.
  • Monitor and analyze asset-level and portfolio-level performance and provide insights to the Investments Team.
  • Assist in preparing property valuations, hold/sell analyses, and financing alternatives.

Market Research \& Deal Sourcing

  • Conduct market and submarket research to identify trends, investment opportunities, and competitive positioning.
  • Develop and maintain market intelligence and projections for target markets.
  • Support the sourcing, screening, and tracking of acquisition, development, and lending opportunities.
  • Maintain relationships with brokers, owners, developers, lenders, and other market participants to enhance deal flow.

Due Diligence \& Execution

  • Assist in executing due diligence activities, including lease analysis, property and collateral review, market assessments, and competitive analyses.
  • Coordinate third-party consultants and diligence providers, including appraisal, environmental, engineering, and market study vendors.
  • Support transaction execution and closing processes across acquisitions, developments, financings, and lending investments.
  • Analyze investment risks, assumptions, and key value drivers throughout the diligence process.

Investment Communication \& Reporting

  • Prepare investment committee memoranda, presentations, and supporting analyses.
  • Assist in presenting investment recommendations to senior leadership and investment committees.
  • Support investor reporting and communications for institutional investment partners.
  • Contribute to internal discussions by clearly articulating assumptions, risks, conclusions, and investment recommendations.

Qualifications

  • Bachelor's degree in Finance, Business, Economics, Accounting, Real Estate, or a related field.
  • 1-3 years of work experience in real estate private equity, credit investing, investment banking, commercial real estate, or a related analytical role.
  • Strong financial modeling and valuation skills.
  • Advanced proficiency in Microsoft Excel, Word, and PowerPoint.
  • Exceptional analytical, quantitative, and problem-solving abilities.
  • High attention to detail and accuracy.
  • Strong written and verbal communication skills with the ability to distill complex analyses into clear, actionable insights.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Experience reviewing financial statements, leases, and real estate-related documents is a plus.
  • Experience with or exposure to Argus, CoStar, and Yardi preferred.
