Role Description

We are seeking a skilled Maintenance Technician for a full-time, on-site role located in the Columbia, South Carolina Metropolitan Area. The Maintenance Technician will be responsible for conducting property maintenance at our residential properties located across Columbia.

Key Responsibilities:

• Respond to maintenance requests in a timely and professional manner
• Perform general repairs including rekeys, plumbing, electrical, HVAC, carpentry, and appliance maintenance
• Perform preventative maintenance such as changing HVAC air filters, cleaning coils etc.
• Conduct routine inspections of properties to identify issues and prevent future problems
• Perform routine lawn maintenance, including mowing, edging, and general upkeep to ensure properties maintain a clean and well-presented appearance
• Turn over units between tenants (repairs, paint touch-ups, basic cleaning coordination)
• Troubleshoot and resolve maintenance issues efficiently
• Coordinate with external vendors and contractors when needed
• Maintain accurate records of work performed and materials used
• Ensure all work complies with safety standards and local building codes

Qualifications:

• 2\+ years of experience in residential maintenance, construction, or a related field
• Strong working knowledge of plumbing, electrical, HVAC, and general repair work
• Ability to diagnose problems and complete repairs independently
• Valid driver’s license and reliable transportation
• Strong communication and customer service skills
• Ability to prioritize tasks and manage time effectively

Preferred Qualifications:

• HVAC certification (EPA-Universal)
• Experience working with property management companies or rental portfolios
• Basic knowledge of property management software (Rentvine)

Physical Requirements:

• Ability to lift 50\+ lbs
• Ability to stand, bend, kneel, and climb ladders for extended periods
• Comfortable working in various weather conditions

Schedule:

Monday–Friday, with on-call or emergency maintenance as needed

Compensation:

• $16-$21 per hour based on experience
