About the Role

Ryann Reed Design Build is hiring a Commercial Estimator / Project Manager to support the growth of our commercial construction division. This role owns the full lifecycle of projects-from initial pricing and scope development through construction and final closeout.

You'll work on tenant improvements, franchise build-outs, and light commercial projects, partnering with internal teams, subcontractors, and clients to deliver high-quality results.

What You'll Be Responsible For

• Develop accurate project estimates using plans, specifications, and field insights
• Complete quantity takeoffs and define scopes of work for subcontractors
• Request, review, and level bids from vendors and subcontractors
• Coordinate pre-construction planning, including timelines, permitting, and logistics
• Create and maintain project schedules and procurement tracking
• Manage RFIs, submittals, and change orders throughout the project lifecycle
• Visit job sites to monitor progress, ensure quality standards, and address issues
• Track budgets and provide regular cost and schedule updates
• Serve as a point of contact for clients, franchise partners, and project stakeholders

Required Qualifications

• 3-5\+ years of experience in commercial estimating, project management, or a combined role
• Background in tenant fit-outs, retail, or franchise construction projects preferred
• Strong understanding of construction documents and cost control practices
• Ability to manage multiple projects and deadlines
• Clear communication and vendor coordination skills
• Familiarity with construction/project management software (JobTread is a plus)

Compensation \& Benefits

• Salary: $85,000 - $115,000 annually (based on experience)
