About the Role:
As a CBRE IFM Director, you will assist with the oversight of the department responsible for delivering all client commitments. This is part of the Property Management job functions — responsible for coordinating the staff, building services, and day-to-day property operations that support the organization's goals and strategies.
This role is anchored at a new 850,000 square foot flagship campus in Dallas, TX — one of the most ambitious corporate workplace projects in the country, built for a Fortune 500 financial services client. Although based on-site at this campus, the IFM Director's remit extends well beyond a single building. In addition to serving as the senior operational leader for the flagship, the IFM Director will carry full accountability for the client's integrated facilities management portfolio spanning the United States, Canada, and Latin America.
You are the person the client calls when something matters across any site in the portfolio. You will set the service delivery standard at the flagship and ensure that same standard is replicated and maintained across every location in the account.
What You’ll Do:
Oversee the day-to-day operation, maintenance, and upkeep of the client's buildings and physical assets, ensuring safe, compliant, and fully functional workplaces across the portfolio
Manage operating budgets and financial performance for the portfolio, controlling property operating expenses and reporting on cost, service, and asset performance
Ensure buildings and operations remain compliant with health, safety, environmental, and regulatory requirements across every jurisdiction in the account
Provide formal supervision to employees; monitor training and development of staff, conduct performance evaluations and coaching, and oversee the recruiting and hiring of new employees
Coordinate and manage the team's daily activities; establish work schedules, assign tasks, cross-train staff, set and track deadlines, and mentor and coach as needed
Interact and consult with clients to understand their business needs; coordinate the resources needed to service the portfolio, build strategic operational plans, and balance client expectations with day-to-day execution
Manage several clients simultaneously while serving as a primary point of contact for systems and processes for new and current projects
Oversee service delivery and relationships with key client and occupant stakeholders; ensure building services and property enhancements are carried out to standard, and troubleshoot and resolve issues across the portfolio
Direct projects — including fit-outs, capital improvements, and building upgrades — by developing project plans, creating project teams, and managing timeframes and performance
Verify the timely and successful delivery of property management services according to client needs, objectives, and contract specifics
Consult with internal and client teams to define project requirements and investigate various approaches to achieve end results
Apply robust knowledge of multiple disciplines, the business, and key drivers that impact departmental and cross-functional performance
Lead by example and model behaviors consistent with CBRE RISE values; persuade managers and colleagues to take action while being guided by the organization's functional business plans
Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal
Identify and solve multi-dimensional, complex operational and organizational problems leveraging the appropriate resources within or outside the department
Significantly improve and evolve existing methods, processes, and standards within the job discipline What You'll Need:
Bachelor's Degree preferred with 8–12 years of relevant experience; in lieu of a degree, an equivalent combination of education and experience will be considered
Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred
Ability to lead the exchange of sensitive, complicated, and difficult information; convey performance expectations and handle problems
Leadership skills to set, manage, and achieve targets with direct impact on multiple departments within a function
In-depth knowledge of Microsoft Office products including Word, Excel, and Outlook
Expert organizational skills and an advanced inquisitive mindset
Working knowledge of building systems and property management operations — including maintenance, health and safety, and regulatory compliance
Experience managing operating budgets and financial performance across a property portfolio, including cost control, forecasting, and financial reporting
Strong Preferences
Experience leading integrated facilities management accounts with multi-site, multi-country scope Track record of managing complex client relationships at a senior stakeholder level across multiple geographies Exposure to portfolio management across the Americas, including US, Canada, and LATAM operations Experience with vendor management and contract oversight in an outsourced service delivery model
