As the new

Investment Analyst

, you will play a critical role in evaluating real estate acquisitions, conducting financial modeling and credit surveillance, and supporting investment decision-making. You will work closely with the acquisitions, analysis, legal, and asset management teams to analyze potential investment opportunities, assess market trends, and contribute to the strategic growth of the Firm's investment portfolios.

Pay range:

$60k-70k, (with flexibility up to 90k for the perfect match).

Location:

100% Remote.

Responsibilities:

  • Conduct in-depth financial modeling and underwriting of various commercial real estate investment opportunities primarily focused on (but not limited to) single-tenant Retail, Industrial, and Healthcare assets. Experience in multi-tenant Retail and Multi-family property types is a plus.
  • Utilize the three approaches to value (i.e., direct cap, income/discounted cash flow (DCF), and cost).
  • Analyze market trends, economic indicators, and tenant financials to assess risk and investment viability.
  • Perform credit analysis on prospective tenants to assist and support the process of reviewing new tenants for the Firm's net leased portfolios.
  • Support due diligence efforts by reviewing leases, financial statements, property operating histories, and third-party reports.
  • Become a “go-to” expert in various tools and software including (but not limited to) Argus, Costar, ESRI (STDB), Advan REI, and Salesforce.
  • Collaborate with the acquisitions and asset management teams to optimize portfolio strategies and identify growth opportunities.
  • Maintain and enhance underwriting models and analytical tools to improve investment decision-making.
  • Track and maintain a schedule of the Firm’s loans, and work with lenders and loan servicers for any transactions within the loan portfolios.
  • Enhance existing systems, and leverage artificial intelligence (AI) to improve processes and data.

Requirements:

  • Bachelor’s degree in finance, economics, Real Estate, or a related field.
  • 1-3 years of experience in real estate investment, financial analysis, or related fields.
  • Strong proficiency in financial modeling, including Excel-based underwriting of real estate assets.
  • Solid understanding of real estate fundamentals, cap rates, lease structures, and market analysis.
  • Proficiency in utilizing the three approaches to value (i.e., direct cap, income/discounted cash flow (DCF), and cost).
  • Excellent analytical, quantitative, problem-solving skill, and attention to detail.
  • Strong written and verbal communication skills, with the ability to present complex data in a clear and compelling manner.
  • Ability to work both independently and collaboratively in a fast-paced, detail-oriented environment.
  • Experience with Argus, CoStar, and other real estate financial software is a plus.
  • Experience with Salesforce, Tableau, Yardi, and ChatGPT is a plus.
