Role Overview
As a Maintenance Technician, you’ll ensure the physical integrity of the community, providing a safe, secure, and comfortable living environment for residents, visitors, and staff. Reporting to the Maintenance Supervisor, you’ll perform routine and preventative maintenance, address service requests, and support property operations to maintain high resident satisfaction.
What You’ll Do
- Preventative Maintenance \& Safety
- Conduct routine maintenance on electrical, plumbing, HVAC, appliances, and other systems as directed.
- Monitor and correct unsafe conditions, such as broken gates, steps, or lighting, immediately.
- Maintain knowledge of EPA and OSHA regulations for hazardous materials management.
- Ensure tools and storage areas are maintained in safe, organized condition.
- Perform daily safety inspections and maintain required logs (e.g., Freon, MSDS).
- Maintenance \& Repairs
- Diagnose and perform minor repairs on electrical, plumbing, HVAC, appliances, irrigation systems, flooring, roofing, doors, windows, and more.
- Complete make-ready repairs to prepare apartments for new residents, ensuring quality standards.
- Assist in moving heavy appliances and equipment, and remove abandoned items to dumpsters.
- Change locks, make keys, and support water intrusion and mold remediation efforts.
- Resident Satisfaction
- Perform all tasks with resident satisfaction in mind, targeting above-industry scores on move-in, work order, and pre-renewal surveys.
- Maintain accurate records of service requests, preventative maintenance, and expenditures in property management software.
- Respond to service requests promptly, prioritizing resident comfort and safety.
- General Operations
- Assist in keeping grounds clean by raking, sweeping, and shoveling as needed.
- Support Maintenance Supervisor with inventory management and reporting major repairs.
- Perform additional duties as assigned by the Maintenance Supervisor or Property Manager.
What You Bring
- Minimum 2 years’ experience in property maintenance or equivalent field.
- Certifications: Type II EPA Certification required; Certified Apartment Maintenance Technician (CAMT) or OSHA 10-Hour General Industry certification preferred.
- Working knowledge of electrical, plumbing, HVAC, carpentry, and pool systems.
- Ability to perform physically demanding tasks, including lifting up to 150 lbs (occasionally) and 1–75 lbs regularly.
- Proficiency with hand tools, power tools, and measuring devices.
- Availability to work weekends and be on-call for emergencies.
